Taxes when buying a property:
New property (from a developer):
- VAT: 10% of the purchase price.
- Documented Legal Acts (AJD): 1–1.5% depending on the region (1.2% in Andalucía).
- Approximate total: 11–12% of the price.
Second-hand property (from an individual):
- Transfer Tax (ITP): 7% in Andalucía.
- Approximate total: 7% of the price.
Additional costs:
- Notary and registration: ~1% of the price.
- Legal fees: ~1% + VAT.
- Bank or mortgage expenses: 1–2% of the loan.
- Translator or Power of Attorney: 100–300 EUR.
Annual taxes:
- IBI (Property Tax): 0.4–1.1% of the cadastral value.
- Garbage: a few hundred euros per year.
- IRNR (Non-Resident Income Tax): 0.2% of the cadastral value if not renting, or 24% on rental income.
